SHOWINGS: Our properties are shown by appointment only, either in person or virtual when possible, by one of our staff. BE PREPARED: After viewing a property and getting the details of the auction, the buyer should then work on their pre-approval by speaking with their bank or financial institution. FINANCING IS ACCEPTABLE AT AUCTION THROUGH THE BUYER’S BANK OR OTHER FINANCIAL INSTITUTION, upon their approval. Cash purchases are also acceptable, but auction DOES NOT MEAN cash only. Also keep in mind that auction does not mean, no reserve. Unless the auction is advertised as ABSOLUTE, expect there to be a reserve.

DOWN PAYMENT: On auction day, a sizable down payment will be required. The down payment can be made with cash or certified check, and is held by ROAN Inc. in an escrow account, until closing. The down payment goes toward your purchase price and is sent to the appointed office in time for closing. If a Buyer fails to go to closing, they forfeit their down payment and it is retained by ROAN Inc. for damages. Should the Seller fail to go to closing, the Buyer will then be returned their down payment. “Settlement made 30 days upon delivery of a clear deed”

BUYER’S OR SELLER’S PREMIUM: What is it? Basically, it is ROAN Inc.’s commission paid for the service performed. What does this mean to the Buyer? If a property is advertised with a Buyer’s Premium, this is a percentage added on top of your bid price and then combined for the actual sale price. The premium percentage depends on the value or reserve of the property. If a property is advertised as NO BUYER’S PREMIUM, this means the Seller has chosen to pay the fee and the Buyer does not need to calculate the premium into their purchase price. Every auction can differ ~ be sure to read the terms.

AUCTION DAY: Auction date, time and location will always be advertised in advance of the auction. Come prepared on auction day with your down payment and valid ID, needed in order to obtain a bidder number. Pay attention to the auctioneers announcements and follow the bidding as it climbs. Raise your bid card to bid and hopefully you will be the high bidder! Following the sale of the property on auction day, an Agreement of Sale will be completed and signed by the Seller, Buyer and Auctioneer. All signed paperwork will then be forwarded to the appointed closing representatives by our office.

CLOSING: ROAN Inc. typically works on a 30 Day Closing and serves as the auctioneers only and do not handle the closings of property. Both Seller and Buyer will need either an Attorney or Closing Agent/Abstract to handle their closing. The costs of each are the responsibility of each party.
